Home Sale Certificate

Chapter 205-138 of the Township’s Land Use Ordinance was amended in 2008. No structures shall be erected, restored, added to or structurally altered, and a building permit will not be issued, until a Zoning Permit has been issued.

The Home Sale Certificate requirement for all residential home sales took effect in 2016.

The Home Sale Certificate is designed to accomplish and affirm three (3) things:

  1. There are no outstanding permits or inspections associated with the property.
  2. No work has been done that required a Construction Permit.
  3. Permits are filed and inspections are conducted for any work that requires a permit.
    Should you/we identify any one of these items, you will be required to secure and
    satisfy the necessary permits and inspections before a Home Sale Certificate will be issued.

Please be aware that any permits that are required and Certificates of Approval that are issued as a condition of a Home Sale Certificate are provided to the Tax Assessor. Such permits may result in an added assessment for any improvements that were not previously included in the property evaluation and will impact the buyer accordingly.

As a condition to the issuance of the Certificates of Occupancy, a project must comply with all applicable codes and ordinances including, but not limited to, building codes, subdivision and setback requirements, and regulations pertaining to an entry sign board, fire department codes and regulations, applicable zoning laws, landscaping and parking requirements, obtaining appropriate curb cut permits and provisions for applicable sanitary sewer, water, storm drainage and other utilities. The issuance of a Certificate of Occupancy for a project is evidence that the conditions set forth have been satisfied.
